neighbors land line picking up my TX

my neighbor is picking up my TX on his land line.
the maco y-quad is vertical polarization and about 30' from his house, about 33' above ground.
Nothing has changed on my side since new install last Sept. No complaints until this year.
Any thoughts on adding a choke on my side or any kind of filters/chokes on his side ??
Using ranger 2970N2, 27.000 to 27.700 mhz
 

How much power are you running? There are filters that you can add. Make sure your equipment is grounded correctly as well and this means not just the antenna but the rig as well. Make sure you do not create a ground loop when doing this.

You don't need to ground the rig except for electrical safety. The Quad should have a RF choke in the feedline as near to the antenna socket as possible. This should eliminate any common mode on the coax and therefore any RF radiation where we don't want.

If the phone cable to his house is a length that makes it an odd multiple of a quarter wave on 11m then you're going to have problems as it makes a great antenna. In that case clip on ferrites of mix31 or mix43 on his phone line may help.

Ultimately the problem is a crappy phone with very poor EMC making it more susceptible to interference than it should be. In those cases you could be doing absolutely everything right and still be the source of interference - I won't say cause because it is poor manufacturing of the phone that is the cause - and in those cases only replacing the phone or you stopping using your CB/ham radio cures it.
 
I used to interfere with our own house phone back in the day with a barefoot Robyn T-240D and a ground plane at 30 feet. Raised it to 40 feet and the problem disappeared.
 
I just went through it with the cable tv......said my cb was effecting their internet....I worked with them until they tracked down where my cb was getting into there system.....I guess they got it fixed....have not heard anymore from them.
 
My station comes through my surround sound, two different home surround sound systems. So I imagine it probably would for all the neighbors as Well. No complaints yet. I set up my phone to record in the living room while i keyed up and talked on aor in the radio room. When the audio of the tv got quiet, i could hear myself talking through the speakers on the recording.

Girlfriend used to hear me through the surround sound when id sit in the mobile from the driveway, only running a stock cb radio.
 
Ham guy's have been using these types of filters you see below for years with sucess.

I believe Radio Shack is completely gone but here is a description with catalog number where you might be able to google search for N.O.S.

If not, these types of inline filters should be available elsewhere. Also DSL companies have them and if your neighbor has DSL, he should be able to get some installed by his DSL provider. My DSL provider installed them on my phone lines when I signed on to their service.
