If your encountering a spread spectrum signal, it'll likely show average signal frequency. There may be different digital protocols that will affect accuracy.

What is the distance this unit will accurately analyze transmission?

Close enough so that the input voltage at the antenna is at least 150 millivolts. It's not a "scanner" or any other type of receiver.
